Capitol Heights Council evaluates land for single family housing development

In a recent Prince George County government meeting, discussions centered on the development of several residential lots, highlighting a push for single-family homes in the area. The focus was on multiple parcels across Districts 5, 7, and 9, with officials emphasizing the importance of community-driven development.

Among the key properties discussed was a 4,000 square foot lot on Seventh Avenue, appraised at $40,000, which is being prioritized for adjacent property owners looking to expand their holdings and create a cohesive single-family community. Similarly, another lot on Chamber Avenue, also 4,000 square feet and appraised at $45,000, is set for first priority to nearby owners for the same purpose.

A larger 16,000 square foot lot on Mentor Avenue, appraised at $85,000, is under consideration for redevelopment, with officials expressing interest in collaborating with the local volunteer fire station, which previously utilized the property. Smaller lots, such as those on Nova Avenue and Mentor Avenue, are also being eyed for acquisition by neighboring owners who have maintained them over the years.

In District 9, a 20,000 square foot lot on Badger Avenue, appraised at $25,000, is earmarked for affordable housing initiatives, reinforcing the county's commitment to increasing single-family home options.

Council members praised the thorough presentation from the redevelopment authority, noting the potential for neighbors to acquire adjacent parcels to enhance their properties.
