Broadmeadow project shifts to roof replacement with revised bid process

The Permanent Public Building Committee of Needham is making significant strides in its ongoing projects, with updates on the commissioning of the Elliott School and the upcoming work at Broadmeadow School. The committee reported that the commissioning process for the Elliott School is nearing completion, with hopes to finalize it within the next two weeks. This progress is crucial as it sets the stage for further developments at Broadmeadow, where preparations for mechanical work are set to begin shortly.

At Broadmeadow, contractors are scheduled to measure materials tomorrow, with plans to install piping in the mechanical room during the school vacation week. Additionally, groundwork for an air source heat pump and fencing is expected to commence, contingent on favorable weather conditions.

However, the committee faced challenges in the bidding process for roof replacements at Broadmeadow. Only one bid was received for the complete replacement of three roof areas, totaling approximately $724,000. This figure is significantly higher than the initial estimate of $70,000 for repairs, which had previously come in at $270,000. The committee acknowledged the high costs associated with the project but noted that opting for a complete replacement would ultimately be more beneficial in the long run, as it aligns with planned future improvements.

Despite the high bid, the committee remains optimistic, with nearly $1 million still available in contingency funds to cover unexpected costs. They are also preparing to present a change order next month to facilitate the roofing work, aiming for a start date in June.

In addition to roofing discussions, the committee reviewed bids for the library project, noting that the results were generally favorable. While some bids were limited to specific suppliers, the committee is working to ensure that general bidders can source necessary materials effectively. The next round of general bids is expected on April 17, with a follow-up meeting scheduled for April 29 to review and approve the submissions.
