The meeting, held on April 3, 2025, included multiple agenda items related to the proposed project by Alliance Third Street Deerfield LLC, which aims to transform two adjacent parcels into a 71,248 square foot industrial warehouse.
The commission reviewed three key items: an ordinance to vacate a portion of an alley right-of-way, a resolution for a plat application to combine the two parcels, and a major site plan for the construction of the warehouse. The proposed facility, located at 141498 Northwest Third Street, is designed to accommodate both industrial and ancillary office uses, aligning with the B3 zoning district regulations.
Heidi Davis Knappick, representing the applicant, outlined the project's benefits, emphasizing its compatibility with surrounding industrial and commercial uses. The new structure will replace an older, underutilized building and is expected to enhance the area with modern architectural features and improved landscaping. The design includes provisions for safe vehicular and pedestrian access, as well as a significant landscape buffer to beautify the property.
A notable aspect of the proposal is the request for a parking deviation. The applicant argued that the anticipated parking demand for the warehouse and office space is lower than the city’s current requirements, citing industry standards that suggest only 37 parking spaces would be necessary. The proposed plan includes 78 spaces, which the applicant believes will sufficiently meet the needs of the facility.
Public participation was minimal, with only one resident expressing interest in the project. The commission received positive feedback from both the Community Appearance Board and the Planning and Zoning Board, which unanimously approved the project prior to the commission meeting.
