The City of Pensacola Planning Board convened on March 11, 2025, to discuss the development of a new building at Community Maritime Park, Lot 9, adjacent to the Baseball Stadium. This project marks a significant milestone as it is the first building proposed in the newly designated Waterfront Redevelopment District 1 (WRD 1).
The proposed structure is designed to enhance the existing stadium's aesthetics, featuring material samples and a landscape plan that align with the stadium's design. Craig Schmidt, the project architect from Ewen Cole, explained that the building will serve essential functions for the baseball team, including two hitting tunnels and a female locker room, which are currently lacking in the existing facilities.

Schmidt emphasized the intention to use similar brick and stucco colors to create a cohesive look with the stadium, aiming for a design that complements the surrounding area.
During the meeting, board members raised questions about the building's design, particularly regarding the use of brick. One member suggested that extending the brick across the entire front of the building would better match the stadium. Schmidt responded that applying the same brick treatment would make the smaller building appear overly imposing, thus opting for a more articulated design.
The board noted that while there are specific regulations for buildings closer to the waterfront, this particular site does not face such restrictions, allowing for a straightforward review process. The project is seen as a step forward in the redevelopment of the waterfront area, aligning with the city's goals for conscious redevelopment.
As the planning process continues, the board will consider further applications related to the development of adjacent lots, with this building setting a precedent for future projects in the WRD 1 zone.
