Lakeville's Zoning Board of Appeals discussed a proposed 20-unit housing development during their meeting on February 27, 2025, which aims to provide affordable housing options in the community. The project, located at 6 Barstow and 127 Precinct Street, is designed to include five affordable units as part of a "friendly 40B" comprehensive permit plan.
The development will maintain the existing equestrian facility at 6 Barstow, with plans to slightly reduce its size while keeping the majority of the paddocks and the equestrian building intact. Currently, the facility houses 40 to 50 horses, with a potential reduction of about 10 horses anticipated. The house at 127 Precinct Street will also be preserved as part of the project.
The proposed homes will be approximately 1,350 to 1,380 square feet, featuring two-car garages and designed as starter homes for lower to mid-level income families. Each unit will have its own septic system, with municipal water available at the street. The lots will range from a quarter to a third of an acre, providing ample space for residents.
The board also discussed the upcoming changes to Route 79, which will improve access to the development site by modifying the intersection with Myrick Street. This change is expected to enhance safety for future residents.
While the project is still in its preliminary stages, the developers are seeking feedback from the board as they prepare to file with MassHousing. The board members expressed interest in the market rates for these starter homes, although specific pricing has yet to be determined.
