Planning Commission approves Lighthouse Commons phase 2 with 25 new residential lots

The St. Mary's County Planning Commission convened on February 2, 2025, to discuss significant developments in local housing projects, including the Lighthouse Commons and The Crossings at Riverside Farm subdivisions.

The meeting began with a review of the Lighthouse Commons project, which is set to proceed with its second phase, adding 25 lots to the existing development. David Berry from the Department of Land Use and Growth Management outlined the project's history, noting that the initial subdivision plan was reviewed in November 2003, with various approvals granted over the years. The commission confirmed that the proposed development aligns with the comprehensive plan and zoning standards, ensuring compatibility with surrounding properties.

Key findings included adequate access points for the new lots, compliance with public facility requirements, and adherence to drainage and construction standards. The commission unanimously approved the preliminary plan for Lighthouse Commons, signaling a positive step forward for the project.

Following this, the commission turned its attention to The Crossings at Riverside Farm, where a request was made to review and approve a major subdivision plan. This project aims to remove age restrictions previously placed on the development and proceed with the first phase, which includes 24 lots. The planning commission had previously granted concept approval in December 2004, and the current application seeks to lift the 55-and-older condition once school capacity allows.

The discussions highlighted the ongoing efforts to manage residential development in St. Mary's County, balancing growth with infrastructure and community needs.
