The Denton Planning and Zoning Commission has approved a significant amendment to the Cole Ranch master plan community development map, reshaping the zoning landscape of this expansive 3,169-acre area. The decision, made during a meeting on January 29, 2025, aims to reduce conflicts between light industrial and residential developments by rezoning portions of the community.
The approved changes will see a reduction of approximately 316 acres in the light industrial zoning district, alongside a 17-acre decrease in residential zoning. This land will be redistributed primarily to mixed-use neighborhoods and mixed-use regional zones, while maintaining the overall cap on housing units—59,100 single-family homes and 3,200 multifamily units.
Located in the southwestern part of Denton, the Cole Ranch area is currently characterized by pastureland and farm structures, with some environmentally sensitive areas. The rezoning aligns with the Denton 2040 comprehensive plan, which emphasizes the need for diverse housing options and compact, mixed-use developments. The plan anticipates the addition of around 37,000 housing units citywide, making the Cole Ranch adjustments a crucial part of meeting these future needs.
Public outreach for the amendment included mailed notices and a neighborhood meeting, although no opposition was recorded. The next step for the project will be a public hearing at the city council scheduled for February 18, 2025. The commission's approval reflects a commitment to adapting land use to better serve the community's evolving needs while ensuring adequate infrastructure is in place to support the development.
