The Manatee County Planning Commission convened on January 16, 2025, to discuss a proposed residential development project that aims to address the county's affordable housing needs. The meeting began with a review of the project’s specifics, including requests to reduce the greenbelt buffer width from 15 feet to 10 feet and to adjust the parking ratio from 1.8 to 1.6 spaces per unit.
The project is positioned to provide essential affordable housing and includes plans for an amenity center, aligning with the county's land development code and comprehensive plan. Key positive aspects highlighted included the project's compliance with public facility requirements, sufficient road capacity for anticipated traffic, and an excess of open space. However, concerns were raised regarding the proposed density, which exceeds that of surrounding areas, and potential impacts on noise levels, lighting, and privacy for nearby residents.
Transportation Manager Abin Suwan addressed concerns about road capacity, confirming that the local roads can accommodate the additional traffic generated by the development. He noted that while the current level of service is rated as "D," the project would not worsen this rating. However, he acknowledged that there are additional residential developments in the pipeline that could exacerbate congestion.
The discussion also touched on stormwater management, with officials noting that the area has experienced flooding in the past. The existing stormwater model, adopted in 2013, is currently under review, and a new master plan is expected to be completed within 18 to 36 months. The development is required to reduce pre-development runoff by 50% and to manage stormwater on-site, which aims to alleviate some of the existing flooding issues.
Public comments were invited towards the end of the meeting, with residents expressing concerns about the potential impact of the development on local flooding and infrastructure. The commission will continue to review the project in detail during the preliminary and final site plan stages, ensuring compliance with all relevant regulations and community standards.
