In a recent government meeting, the Zoning Board of Appeals (ZBA) approved two petitions for short-term rental properties located at 506 17th Street East and 506 17th Street East and a half, submitted by Kim Roberts of Bama BNB. The approvals come after a thorough review of the properties, which have been long-term rentals for many years.
The first property, a four-bedroom, three-bathroom house, was initially requested to accommodate eight adults and four vehicles. However, city staff recommended a more conservative allowance of four adults and two vehicles, which the board ultimately approved. The second property, a one-bedroom, one-bathroom unit, was approved for two adults and one vehicle, aligning with staff recommendations.
Concerns were raised regarding parking, particularly the use of city right-of-way spaces in front of the properties. City engineers indicated that parking in these areas would not be permitted for short-term rentals, although it has been historically used for long-term rentals. The board emphasized that all vehicles must utilize designated parking spaces in the back of the properties.
During the meeting, one comment in opposition to the requests was noted, but no additional public speakers voiced concerns. The board members expressed their support for the staff recommendations, leading to unanimous approval of both petitions.
The board also addressed a third petition for a short-term rental at 3308 University Boulevard East, which had previously received approval but had not yet activated its rental license. The meeting concluded with a clear direction for the properties to adhere to the established parking regulations and guidelines for short-term rentals.
