In a recent government meeting, discussions centered around a variance request for a new sign at 3112 Pasagral Way, a property with a long history of commercial use and local historic designation. The applicant, Vivian Herold of Pagsup, LLC, is seeking permission to install a 34-inch by 52-inch frame sign, which would be positioned approximately 8.5 feet above ground under the eave of the existing building.
The proposal has raised concerns due to the sign type not being permitted under the Land Development Code (LDC) for the residential district in which the property is located. The community development director, Kristen Komen, outlined that while the sign is smaller than a previous one that projected over the sidewalk, it still requires a variance due to its non-compliance with existing regulations.
The property, which has been on the local historic registry since 2007, is situated near residential areas and a condo complex, prompting discussions about the potential impact of the sign on traffic visibility and safety. Komen noted that the proposed sign would not obstruct views, particularly given its placement on a corner lot. The technical review committee had previously recommended approval of the sign, provided that it would not be illuminated and that all non-compliant signage currently on the site would be removed.
Herold emphasized the historical significance of the building, stating that it has been a commercial site since 1925 and arguing that the proposed sign would not contribute to the commercialization of the area. She also addressed community concerns about parking, indicating that complaints often stem from issues unrelated to the sign proposal.
The board is expected to weigh the applicant's arguments against the established zoning regulations and community concerns before making a decision on the variance request.
