During a recent government meeting, significant discussions centered around the proposed Granbury Commons project, a 62-unit affordable housing community for seniors, presented by the Grantham Group. The project aims to enhance the local community while adhering to conservation principles, as highlighted by the ongoing commitment to protect an additional 375 acres of land this fall, building on the 1,760 acres already conserved.
The project seeks several waivers from existing zoning bylaws to facilitate its development. Specifically, the Grantham Group is requesting adjustments to increase the allowable density from a maximum of 10 to 15 dwelling units per acre, as well as exemptions from building standards that limit the total square footage on the second floor and the overall building height. The proposed height would rise from 35 feet to just under 50 feet to accommodate specific architectural features.
Clay Smoot, the project architect, emphasized the design's alignment with traditional New England vernacular architecture, showcasing a blend of modern functionality and classic aesthetics. The building's design includes a three-story structure with a flat roof, featuring architectural embellishments reminiscent of historic grand hotels. Notably, the design incorporates a gradual reduction in building mass towards residential areas, enhancing the project's integration into the surrounding environment.
Walter Ohanian, managing director of the Grantham Group, expressed gratitude for the opportunity to present the project, underscoring the developer's experience in managing affordable housing communities across Massachusetts. The meeting concluded with a commitment to further engage with the community as the project progresses, ensuring that the development aligns with local needs and conservation goals.
