In a recent government meeting, a proposal to rezone a property on Valley Drive from agricultural (AG) to residential estate (RE-1) was discussed, with the aim of constructing a new 2,300 square foot home. The property owner, Mark Trevino, outlined his plans to renovate an existing barn on the site while addressing drainage concerns that have been raised by neighbors.
Trevino explained that the original intention was to renovate the existing house, but upon further inspection, it became clear that demolition was a more feasible option. He has engaged a team of professionals, including an architect and civil engineers, to assist with the project. The proposed home will be built on a combined lot that includes three addresses, which Trevino has submitted for plat approval.
During the meeting, several neighbors expressed their support for the project, highlighting its potential to enhance the neighborhood. However, concerns regarding drainage were also voiced. Neighbor Sandra Eddy emphasized the importance of addressing water flow issues that have historically affected the area, particularly during heavy rains. The city’s engineering department is currently reviewing drainage solutions, including the possibility of a regional detention pond to manage runoff.
City staff recommended approval of the rezoning request, noting that it aligns with the Vision 2030 land use plan. The proposal is set to be reviewed by the city council on August 26. The meeting concluded with assurances that drainage issues will be closely monitored as the project progresses, ensuring that the development does not negatively impact surrounding properties.
