In a recent government meeting, discussions centered around a proposed rezoning application that aims to transform a property into a single-family residential development. The application, which has not yet been submitted for subdivision, is contingent upon the approval of the rezone. If approved, the applicant will need to submit a subdivision application, at which point details regarding lot configuration, access, and open space will be thoroughly reviewed.
The Community Development Department has recommended approval of the rezoning, stating that it meets all nine review criteria outlined in the staff report. Over 350 notification letters were sent to properties within a 1,000-foot radius of the site, and public notices were posted both on the property and online to inform the community about the upcoming public hearing.
Joel Hemisath, representing Journey Homes, addressed the commission, emphasizing that the revised application reflects community feedback. The initial proposal for multifamily housing was met with resistance, prompting the shift to a single-family zoning application. Hemisath assured the commission that the infrastructure is adequate to support the proposed development of 31 lots.
During the public hearing segment, local resident Shelley Remley expressed her support for the project, highlighting the positive impact it would have on the Mountain Vista subdivision by providing new homes for sale.
The commission is set to deliberate on the application, with motions for both approval and denial prepared for consideration. The outcome will determine the future of the proposed development and its alignment with community needs and infrastructure capabilities.
