In a recent government meeting, officials discussed a site plan approval for Seasons Business Center Four, located in the northwest quadrant of the city near Route Eight and Seasons Road. The property, currently zoned as limited industrial, is seeking conditional use for outdoor storage, which is only permitted under specific conditions in the I-1 zoning classification.
The proposed outdoor storage area, measuring approximately 37,000 square feet, is planned for the south end of the building but requires a variance as it is situated in the side yard rather than the mandated rear yard. Additionally, the project seeks a variance for a reduced storage setback of twelve and a half feet from the property line, where a twenty-foot setback is typically required. Another variance is necessary due to the outdoor storage screening requirements, which typically mandate a masonry wall. Instead, the developers plan to utilize a retaining wall along with landscaping mounds and trees for screening.
The landscaping plan, approved by the city arborist, includes the addition of twenty new trees and twelve-foot-high mounding to enhance privacy and visual barriers. Security measures, including the installation of security cameras, will also be implemented to comply with regulations regarding the protection of stored goods.
The meeting highlighted the importance of these variances, particularly as they are contingent upon securing a new tenant for the facility. The discussions also touched on the proximity of a nursing home to the property, although no concerns were raised regarding this adjacency. The approval process for the site plan, conditional use, and variances is ongoing, with further reviews anticipated.
