The Brownfield plan is set to remain in place for 21 years, with the final five years reserved for the Local Brownfield Revolving Fund (LBRF).
Additionally, the developer is requesting an emerging developer grant of $182,500 for predevelopment costs, including architecture, engineering, and site planning. The project has garnered support for its commitment to minority, women, and emerging business participation, aiming for 49% of construction costs to be allocated to these subcontractors.
The meeting also highlighted the importance of supporting first-time developers, with board members commending the developer, Juan Lopez, for his initiative and connection to the community. The project has received conditional approval for a parking waiver, pending a shared parking agreement.
In another agenda item, the board approved a $30,610 expenditure to procure Salesforce for developing a public-facing application for the Brownfield redevelopment program. This update aims to streamline the application process for potential developers, making it easier to navigate and submit applications for multiple incentives.
Lastly, the board discussed updates to the emerging developer grant guidelines, establishing clearer eligibility requirements and outlining eligible expenses to assist new developers in mitigating risks associated with predevelopment costs.
