In a recent government meeting, discussions centered around two significant site plans: one for an industrial development and another for the redevelopment of the old Dixie Motel.
The first proposal involved a site plan for an industrial project located on Sawgrass Boulevard. The applicant, represented by civil engineer Chris Ralph, outlined plans to convert an existing residence into an office and construct four additional buildings. The site plan has been designed to meet stormwater management criteria, with all pre- and post-development requirements satisfied. The board raised questions regarding the stormwater discharge, confirming that it would flow into nearby wetlands, and the applicant assured compliance with county standards. The board ultimately approved the site plan, with one member abstaining from the vote.
The second project discussed was the redevelopment of the old Dixie Motel, which has been largely demolished. The new plan proposes a hotel with 62 guest rooms and a restaurant, branded as the Henry Hotel and Flagler Chophouse. The project will include a maximum building height of 40 feet and a total floor area of approximately 41,734 square feet for the hotel. The proposal also includes provisions for ADA accessibility and sufficient parking spaces, addressing previous concerns raised during the review process.
The meeting highlighted the complexities of local development, including the need for compliance with zoning regulations and environmental considerations. Both projects reflect ongoing efforts to revitalize and repurpose existing sites within the community, balancing industrial growth with hospitality development.
