In a recent government meeting, significant discussions centered around a proposed development project that aims to transform a 46-acre site into a retail workplace zone. The project, which includes a large fueling station and three outparcels for additional commercial use, is expected to generate substantial traffic, with projections estimating over 26,000 daily trips. This includes approximately 1,300 trips during the morning peak hour and 1,700 during the afternoon peak.

The development plan includes multiple access points for vehicles, including a U-turn option from Andrea Road and access via Coble Guard Road. To accommodate the anticipated traffic increase, the applicant has committed to several roadway improvements. These include constructing 1,250 feet of Coble Guard Road, installing a traffic signal at the intersection of Coble Guard and Indrio Road, and enhancing turn lanes to facilitate smoother traffic flow.

The landscaping plan for the site has also been a focal point, featuring marked pedestrian pathways, a meandering sidewalk, and preserved existing trees to create a park-like setting. The landscaping islands in the parking lot are designed to be larger than typical, with plans for live oak trees to provide shade.

The Planning and Zoning Commission previously held a public hearing on August 15, where they unanimously recommended approval of the rezoning from agricultural to retail workplace. The board has decided to continue the public hearing until September 17, 2024, to allow for further discussion and action on the preliminary development plan and related zoning amendments.

As the project moves forward, it will be crucial to monitor the ongoing traffic studies and community feedback to ensure that the development meets both commercial needs and local infrastructure capabilities.
