One resident, Charles Raffin Jr., expressed opposition, fearing the site could be repurposed as a landfill.
The proposed zoning change includes 28.5 acres designated as industrial light and 7.5 acres as industrial heavy. The industrial light zoning is intended for light manufacturing and warehousing that minimizes negative impacts on the surrounding area, while the industrial heavy zoning allows for more intensive manufacturing activities, which may produce undesirable effects such as noise and odor.
During the meeting, officials clarified that any conditional uses under the industrial heavy zoning would require further approval and scrutiny, particularly due to the site's proximity to residential areas and county-owned preserves. The Planning and Zoning Commission had previously recommended approval of the rezoning, emphasizing the need for careful evaluation of future uses to ensure compatibility with the surrounding community.

The applicant, Gettler Brothers Construction, has indicated intentions to expand their operations at the site, focusing on construction-related activities. However, no specific plans for waste-related operations have been proposed at this time.
