In a recent government meeting, officials discussed a significant infrastructure project poised to stimulate over $2.5 billion in private development. This initiative, referred to as TRS number 4, is expected to yield approximately $350 million for the Tax Increment Reinvestment Zone (TIRZ) and over $360 million for the general fund over a 40-year period.
The project includes the construction of essential infrastructure components such as roads, water, sewer systems, and streetscapes, which are crucial for preparing sites for future developments, including a stadium, hotel, and mixed-use facilities. The construction contract, awarded to Moss Construction in June, is now set to be finalized with a guaranteed maximum price that is approximately $5 million lower than initial estimates, bringing the total projected cost down from $42 million.
City officials emphasized that this infrastructure development is a critical first step in establishing a new sports and entertainment destination, with the goal of having the sites ready by October 2025. The anticipated growth in private investment could reach nearly $4 billion over the lifespan of the TIRZ, highlighting the project's potential economic impact on the community.
