At Lake Pointe, the current property value stands at approximately $54 million. The proposed mixed-use development, which includes a retail strip and townhouses, could elevate the total value to around $500 million. This dramatic increase would result in a tenfold rise in property taxes, from $200,000 to an estimated $1.7 million, alongside projected sales taxes of $2.3 million, bringing total tax revenues from this site to about $4 million annually.

Similarly, the Imperial site, currently valued at $3 million, could see its worth soar to $444 million with the introduction of mixed-use developments, including office buildings and multifamily units. This change would boost property tax revenues from $11,000 to approximately $1.5 million, with sales taxes expected to reach $3 million, totaling around $4.5 million in new tax revenue.

Overall, the redevelopment of these two sites, which represent only 2% of the total land area, could generate an impressive $10 million in new taxes. This potential revenue could help offset current budgetary needs, allowing the government to maintain its spending levels without drawing from reserve accounts.
