The council considered a variance to allow the developers to proceed directly to final plat approval without obtaining preliminary plat approval, as mandated by the city’s ordinances. Additionally, the developers requested a variance from the sanitary sewer regulations, which would postpone the installation and connection of wastewater facilities until construction begins on either lot or when wastewater drainage is necessary.
The planning and zoning commission recommended granting both variances, citing the financial hardships faced by the developers due to the sewer line's location across the highway, which would incur significant costs. The council had previously granted an extension for the developers to connect to the sewer line, emphasizing the need for flexibility in light of these challenges.
The council's decision will allow for the construction of a detention pond on the vacant lot, with plans for proper drainage management around the pond's perimeter. The final plat approval is contingent upon compliance with the subdivision code, ensuring that all necessary regulations are met before development proceeds.
