The application, submitted by United Properties Development, LLC, seeks to rezone approximately 1.994 acres from a single-family residential district (R-1) to a commercial planned unit development (CPUD) to facilitate the construction of a vehicle service station at the intersection of Dayton Zinnia Road and Grange Hall Road.
The applicant's representative, Ryan Lakefeld, outlined the development plans, emphasizing their commitment to addressing community concerns, particularly regarding traffic and noise. The proposal includes a 40-foot setback from neighboring residential properties, which is less than the 50-foot requirement, but is intended to enhance compatibility with the surrounding area. To mitigate potential disturbances, the developer has agreed to eliminate outdoor speakers at the service station and implement landscaping and fencing to buffer the site from nearby homes.
City officials highlighted that the proposed development aligns with the city’s long-term land use plan, which designates the area for community commercial and office use. The plan supports small-scale developments that cater to local residents' daily needs, including gas stations.
