The site, located just north of Jamie Avenue and west of Mountaineer Drive, is zoned for residential use and meets the minimum lot size requirements of 20,000 square feet.
During the discussions, concerns were raised regarding the impact of development on existing neighborhoods, particularly in relation to road access and traffic flow. One commissioner acknowledged the challenges posed by previous subdivision patterns in the area, which have concentrated development burdens on a smaller group of residents. However, the commission emphasized that the proposed development aligns with the city's long-term planning goals, particularly the 2040 Anchorage Land Use Plan, which aims to provide more rural large-lot housing options.
The meeting also highlighted ongoing infrastructure improvements, including a planned connection from Mountain Air Drive to Rabbit Creek Road, which is expected to enhance access to the Anchorage Hillside. While funding for construction is not yet secured, the planning department expressed confidence that it will be prioritized.
Additionally, the commission addressed the need for right-of-way dedication along Mountaineer Drive to accommodate future road and pedestrian improvements. The current road is a 20-foot paved strip, and the proposed dedication aims to ensure compliance with future development standards.
The approval of the subdivision was unanimous, with a vote of 7-0, signaling strong support for the project among commission members. The meeting concluded with staff confirming that all necessary conditions for the subdivision's approval were met, paving the way for further development in the area.
