In a recent government meeting, the planning commission reviewed the revised preliminary plat for Ritter Meadows Second Edition, which proposes the addition of eight attached townhome units to the existing development plan. The application, submitted by TCLDLF3Ritter LLC, aims to increase the total unit count from 255 to 263, comprising 29 single-family lots, 99 detached townhome lots, and 135 attached townhome units.

Christine Cook, a development manager for Twin Cities Land Development, presented the minor changes to the previously approved plat from January 2024. The adjustments include the addition of four 4-unit buildings on the west side of Keynote Loop and a reconfiguration of parking spaces. The project remains compliant with the RM 1 medium density zoning district, exceeding the minimum lot area and density requirements.

City staff confirmed that the revised plans address a previously identified error regarding the front yard setback, correcting it from 25 feet to the required 30 feet along the private drive. The updated landscape plan includes plantings along Keokuk Avenue, which is classified as a minor collector in the city's transportation plan.

The commission is set to forward the proposal to the city council for consideration at their upcoming meeting on September 16, with final approval anticipated on October 7. The planning commission expressed appreciation for the collaborative efforts with city staff and the developer in refining the project details.
