The second application involves a conditional zoning district at 600 Grigsby Avenue, located south of Pine Avenue. The applicant is requesting a shift from suburban residential to a neighborhood residential conditional zoning district. Although the current application includes only one parcel, the property owner is considering expanding the request to additional parcels within the block. The existing zoning regulations pose challenges due to the small size of the parcels, which are often non-conforming and may not meet the larger lot size requirements of the current zoning. This has prompted the applicant to seek a rezoning to facilitate potential development.
