During a recent government meeting, discussions centered on a proposed residential development plan submitted by Inland Development Partner and Doran Companies for a 1.2-acre property currently zoned as Planned Industrial District (PID). The concept plan aims to replace an existing office building with 26 three-story rental townhomes, organized along a central north-south access drive.
The proposed development would achieve a density of approximately 22 units per acre, aligning with the existing multifamily developments in the area. The site is guided for mixed-use in the 2040 comprehensive plan, allowing for residential densities ranging from less than one unit to up to 100 units per acre.
A neighborhood meeting held on August 7 revealed that local residents generally favored the townhome concept over the construction of another apartment building. Attendees found the design of the townhomes appealing; however, concerns were raised regarding the limited green space and the adequacy of parking provisions for the proposed units. The development team will need to address these issues as they move forward with the planning process.
