In a recent government meeting, officials discussed a proposed Planned Unit Development (PUD) aimed at revitalizing a 25 to 26-acre area owned by the Urban Renewal Authority, located south of Shawnee Street near Reeves Plaza. The initiative seeks to stimulate economic growth and enhance community living by allowing for more flexible zoning regulations.
Mister Miller, representing the Urban Renewal Authority, emphasized the importance of the PUD in promoting economic development in the area, which includes popular commercial establishments like TJ Maxx and Five Below. The PUD is designed to reduce traditional zoning restrictions, enabling a mixed-use development that combines residential and commercial spaces.
Key features of the proposed PUD include the elimination of minimum lot size and width requirements, reduced setbacks for buildings, and increased maximum building heights—allowing townhomes to rise from 2.5 to 3.5 stories and multifamily apartments from 2.5 to 4.5 stories. Commercial buildings could reach up to 10.5 stories, maximizing land use and potential revenue generation.
Additionally, the PUD aims to foster a community-oriented environment by encouraging multimodal transportation options, such as walkable pathways, bicycle access, and connections to public transit. A significant aspect of the plan is the dedication of at least one acre for open space, which could feature amenities like playgrounds, splash pads, and outdoor dining areas.
The Planning Commission is set to hold a public hearing on the proposal on August 19, with a recommendation expected to be presented to the city council on August 26, 2024. This development is seen as a crucial step towards revitalizing the area and enhancing the overall quality of life for residents and visitors alike.
