In a recent government meeting, discussions centered around a significant renovation project for an aging 80-unit senior housing property, which is 44 years old and in urgent need of upgrades. The project, estimated to cost approximately $12 million, aims to enhance living conditions through extensive renovations, including new roofing, windows, cabinetry, and mechanical and plumbing systems.

The renovation component of the project is projected at around $6.3 million, with the remainder allocated for property acquisition and associated fees. The Missouri Housing Development Commission (MHDC) has a competitive funding process, and this year’s point system is reportedly more favorable for renovation projects, increasing the chances of securing the necessary funding.

The project team emphasized their commitment to minimizing resident displacement during renovations, planning to relocate residents within the building as needed. Additionally, a full-time service coordinator, funded by a HUD grant, will assist residents in maintaining their independence by coordinating external services.

City officials were informed that a detailed scope of work has been submitted to the city, outlining the major components of the renovation. The team is also preparing to address accessibility improvements in compliance with ADA standards. While the building is partially equipped with a sprinkler system, further upgrades are planned to enhance safety.

The project team is awaiting the MHDC's funding decision, expected in December, before proceeding with the necessary permit applications and further planning. This initiative reflects ongoing efforts to improve senior living facilities and address the needs of an aging population.
