The amendment seeks to rezone a 24.6-acre property located at the intersection of South Main Street and Jones Road from a 118-unit townhouse development to a 94-lot single-family residential project.
Chris Murphy, the planning and development services director, presented the request, emphasizing that the change aligns with the South Suburban Area Plan, which recommends single-family residential development at a density of 0 to 8 units per acre. The proposed amendment retains the existing RM8 S zoning classification, and the new design eliminates the need for a private lift station by utilizing a gravity-fed sewer system.
The Planning Board reviewed the proposal during a public hearing on July 11, 2024, where it received unanimous support with no opposition from the public. Following the presentation, Commissioner Wisenhardt moved to approve the zoning map amendment, citing its consistency with the legacy comprehensive plan and its potential to enhance growth opportunities in the area. The motion was seconded and passed unanimously.
