This change is crucial for the project's viability, as it would increase the allowable units from 24 to 120. The proposed rezoning from R3D to R3B is seen as a compatible transition with surrounding zoning districts.

Concerns from local residents were raised regarding traffic issues, inadequate parking, and drainage problems associated with the development. However, city staff conducted a concurrency evaluation and determined that the proposed development would be adequately served by public facilities and would not adversely affect the regional roadway network or local schools.
