During a recent government meeting, city officials discussed several key items, including the second reading of an ordinance to vacate a public right-of-way at 1321 Grama Street and updates on the Central Florida Healthcare expansion project.
The ordinance concerning Grama Street involves vacating an unimproved right-of-way that currently functions as a backyard for a nearby property owner. The area, which includes overhead electric facilities, will retain an easement for utility access. No objections were raised from utility providers regarding this change.
Chuck Barman from Community and Economic Development provided an update on the Central Florida Healthcare proposal, which aims to expand an existing medical office from 11,600 square feet to nearly 34,000 square feet. The project will be executed in two phases, with the first phase involving the construction of a new facility while the current clinic remains operational. The new building will include a drive-through pharmacy and a range of healthcare services. The site plan is currently under review, and the project is expected to move forward quickly once approvals are secured.
Additionally, the meeting addressed the expansion of the community development district (CDD) for the Hawthorne Mill development. This expansion will add 198 acres to the existing CDD, which currently covers 289 acres. The CDD allows for the levying of taxes and the issuance of bonds to fund infrastructure development. The city commission's approval is the final step needed to incorporate the new land into the CDD.
Traffic concerns were also raised regarding the southern end of the development, particularly the Peachleaf Road Extension, which is expected to improve access and alleviate congestion in the area. The developer is required to complete this extension as part of the development agreement, which will provide a new collector road and improve traffic flow.
