In a recent government meeting, officials discussed a proposal to rezone a 2.03-acre property located at 7705 Craft Road North from Agricultural Residential (AR) to C2 Highway Commercial. The site, situated approximately 300 feet south of Bluebird Lane, is currently surrounded by a mix of residential and commercial properties, including a convenience store and a daycare.
City staff presented two recommendations regarding the rezoning request. The first suggested approval, citing a shift in the area's character towards commercial use and a potential public need for redevelopment. The second recommendation urged denial, emphasizing that the proposed zoning does not align with the city’s 2040 comprehensive plan, which designates the property for suburban residential use. Concerns were raised that the C2 zoning could lead to incompatible developments near existing single-family homes and contribute to strip commercial development along Craft Road.
The discussion highlighted the evolving nature of the area, particularly with the expansion of Craft Road into a five-lane collector road. However, staff noted that while some commercial development has occurred at the intersections of Craft Road and Bluebird Lane, the character of the surrounding area remains predominantly residential.
No public comments were received regarding the proposal, as notices were sent to property owners within a 500-foot radius, in accordance with city zoning ordinances. The meeting concluded with two motions: one to approve the rezoning based on the findings of increased commercial character and public need, and an alternative to deny the request due to its misalignment with the comprehensive plan and potential negative impact on the residential community.
