In a recent government meeting, the McKinney City Commission held a public hearing to discuss a significant zoning change for a property located on the south side of Old Mill Road, approximately 700 feet west of County Road 317. The proposal seeks to rezone the area from an Agriculture District to a Light Industrial District (I-1), a move that aims to facilitate industrial development in alignment with the surrounding business aviation district.
City planner Araceli Oteo presented the request, emphasizing that the rezone would allow for various industrial uses on the property. Oteo noted that the staff supports the change, believing it aligns with the district's goals and the area's development plans. However, specific details regarding potential businesses or developments that might occupy the site remain unclear, as no explicit plans were submitted alongside the zoning request.
Michael Carlisle, representing the applicant, confirmed that the request is strictly for the zoning change and does not include any immediate plans for construction or specific businesses. He indicated that while there are currently no build-to-suit opportunities, the zoning change would open the door for future industrial development.
The commission raised questions regarding potential impacts on nearby airport operations, to which Oteo assured that any future developments would need to comply with Federal Aviation Administration (FAA) regulations. The meeting concluded with a recommendation for approval of the zoning change, pending further discussions and considerations from the commission.
