In a recent Midland City Council meeting, significant developments were approved that will reshape residential zoning and enhance community amenities in the area. The council unanimously granted a special exception for a 1.51-acre residential lot located on Mockingbird Lake, allowing the property owner, Madison Square, to proceed with plans for a new dwelling despite the existing zoning requirement of a minimum two-acre lot. Planning and Development Officer Elizabeth Triggs emphasized that the exception was necessary due to the property being surrounded by other developments, making expansion impossible.
Additionally, the council reviewed a substantial zoning change for a 302.39-acre tract of land in Northeast Midland, proposed by Beatonbo Homes. This change will convert various zoning classifications into a Planned Development District (PD) to facilitate the construction of approximately 1,300 new single-family homes. The development, named Mockingbird Ridge North, aims to provide affordable housing options while incorporating essential community features such as parks, playgrounds, and multi-use trails.
The planned development will include a neighborhood park, pocket parks, and a trail system, enhancing connectivity and recreational opportunities for residents. Triggs noted that the project aligns with the city's comprehensive plan and addresses the growing demand for housing, with about half of the new residential permits issued this year attributed to Beatonbo Homes.
The council also discussed ongoing infrastructure improvements, including the development of Todd Road, which is expected to alleviate traffic congestion in the area. A developer agreement is in the works to coordinate the construction of this vital roadway, ensuring that the new residential developments are well-connected to the city.
