Residents of the Northpointe Crossing community are facing a significant crisis as erosion of a nearby ravine threatens their properties. During a recent homeowners association (HOA) meeting, treasurer and board member highlighted the dire situation, revealing that several homeowners have reported their fences collapsing into the ravine due to ongoing erosion.

Since taking office in October 2021, the treasurer noted that the community was thriving, with plans for an amenity center and a reserve fund of approximately $320,000. However, the emergence of the ravine issue has shifted priorities dramatically. The HOA board sought bids to address the erosion, with the most competitive estimate reaching $1.2 million. To finance the repairs, the board proposed a special assessment that would cost homeowners an additional $300 annually. Unfortunately, this proposal was voted down by the community.

As a result, the HOA has been forced to halt community activities, including the opening of the swimming pool and social events, in order to allocate funds towards the urgent repairs. The treasurer expressed frustration over the situation, questioning how the homes were built along the ravine without adequate reinforcement and why the builder, identified as Lenore, cannot be held accountable due to the statute of limitations.

Compounding the issue, the HOA's insurance claim for the damages was denied, and the community was informed that they must invest $36,000 in an irrigation system to maintain their insurance coverage. Additionally, a study revealed that 60% of the water flowing through the ravine originates from other areas, raising concerns about shared responsibility for the erosion.

The treasurer's account underscores a growing sense of urgency among residents as they grapple with the implications of the ravine's erosion and the potential for further property damage. The community is now left searching for solutions to a problem that threatens their homes and quality of life.
