This change aims to accommodate a limited service hotel, which proponents argue would benefit families visiting nearby Wake Med hospital.
The planning commission unanimously recommended approval of the request, citing its alignment with the future land use map and comprehensive plan, despite its inconsistency with the urban form map. The proposed development includes several conditions, such as limiting residential density to 236 units and capping office space at 65,000 square feet. Additionally, the plan stipulates that the building must have at least one entrance facing Kelly Austin Drive and restricts certain uses on the property.
During the meeting, councilmember Patton raised questions about why this property was not included in previous transit-oriented development discussions. Staff clarified that the site’s limited connectivity and existing encumbrances, including easements and tree conservation areas, contributed to its exclusion from earlier planning efforts.
The applicant, Isabel Maddox, emphasized the challenges posed by the site’s size and existing restrictions, noting that the increased height allowance is necessary to incorporate adequate structured parking. The surrounding area features a mix of industrial, residential, and commercial uses, with open space to the south, which could enhance the appeal of the proposed hotel.
No opposition was voiced during the hearing, and the planning commission's recommendation now moves forward for further consideration by the city council.
