In a recent government meeting, planners and engineers presented a conceptual plan for a new townhome development consisting of eight buildings with a total of 52 units. The proposed layout includes two six-unit buildings situated along Fruit Hill Road, with an internal courtyard designed to enhance community interaction. The buildings will be oriented north-south, with the westernmost structure facing the legacy trail, creating a scenic edge for the property.
The design emphasizes internal circulation, featuring alley-loaded garages at the rear of the units. The eastern building will incorporate a small open space, while the northern and southern pairs of buildings will face the property’s perimeter streets. Although the architectural style is not finalized, the development is expected to consist of three to four-story structures with ground floor entrances, similar to existing townhome designs in the area.
A significant aspect of the redevelopment is its approach to stormwater management. Currently, the site, developed before the Clean Water Act, allows untreated runoff to enter the city’s storm sewer system. The new plan includes the installation of underground vaults to collect and treat stormwater, ensuring that it either percolates into the groundwater or is treated before entering the city’s stormwater infrastructure.
The planning team is preparing to submit formal applications in the coming weeks and is open to addressing any questions from the community regarding the project.
