The proposed retirement village will feature two-story townhouses arranged in four to five unit buildings, with a clubhouse, outdoor seating, and a pool. The development will include private roads, with the primary access point from Bennett Road and two secondary access points designated for emergency vehicles only. This design aims to minimize through traffic from the adjacent industrial park, a concern raised by developers and planners alike.
During the meeting, concerns were voiced regarding the single access point for the 156 units, particularly in light of potential traffic increases on Bennett Road. Residents expressed worries about the impact on local traffic, especially during peak school hours, and called for a thorough examination of the traffic study to ensure safety at critical intersections.
The developers indicated a willingness to explore additional gated access points for residents to alleviate traffic concerns while maintaining restrictions on through traffic. The Planning Commission acknowledged the importance of addressing these issues and committed to reviewing the traffic impact further.
As the project progresses, it will be subject to additional reviews to ensure compliance with public facility adequacy, particularly regarding emergency access and stormwater management. The developers are expected to return with a refined plan that incorporates community feedback and addresses safety concerns raised during the meeting.
