The Planning Commission has unanimously recommended approval of the rezoning request, citing the area's designation as medium to high-density commercial in the comprehensive plan and its proximity to other residential developments.
During the meeting, Thomas Brooks, representing the client Kern Reimer, detailed the site plan, highlighting the existing infrastructure and the challenges posed by a flood zone that affects a significant portion of the property. The proposal includes plans for eco-friendly septic systems to support the new apartments, which will be designed to meet current building standards.
Concerns were raised regarding traffic management, specifically the need for a turn lane analysis and the closure of the current entrance on Lawyers Road, with a new access point proposed from Lynbrook Road. The project aims to enhance the area's residential offerings while adhering to environmental considerations and local zoning regulations.
