A recent government meeting highlighted significant developments in the housing sector, particularly focusing on a new apartment community project in Southeast Florida. The company behind the initiative, which has been operational since 1982, currently manages approximately 30,000 apartment units across twelve states, including 15,000 units owned and another 15,000 managed for third-party owners.
The project, which was acquired in April 2022, involves the demolition of an existing resort and the careful preservation of 131 trees on the site, with plans to reinstall them throughout the community. The development aims to provide a diverse range of apartment units to meet long-term demand, proposing a total of 492 units that will not exceed the maximum density allowed under the MF four zoning regulations.
The centerpiece of the plan is a seven-story apartment building featuring 384 units, which will include a mix of one, two, and three-bedroom apartments. Residents will have access to various amenities, including a fitness center, clubhouse, co-working space, and an outdoor pool. Additionally, the project includes 80 detached rental homes, offering three and four-bedroom options, and 28 three-bedroom townhomes, all centered around a 6,000 square foot clubhouse equipped with recreational facilities.
The community will be managed by Gables, ensuring that at least seven associates are present on-site at all times to support residents. This development reflects a thoughtful approach to addressing housing needs in the region while maintaining environmental considerations.
