In a recent government meeting, officials discussed the approval of four residential building lots spanning 5.04 acres along Anderson Road in Andersonville. The area is designated as rural residential, with water and sewer utilities provided by White House Utilities. The development, which has been phased, received initial approval in May, with the current focus on finalizing the plans for these lots.
Tom Spester, the surveyor for the project, presented the development plans, which include adequate right-of-way along Anderson Road. However, the developers did not coordinate any improvements with the city of Andersonville, although they have been in contact with the city’s Public Works planning department. A signature block has been added to the plans to confirm compliance with city requirements.
A letter of credit totaling $166,900 has been secured to ensure the completion of necessary infrastructure, including the extension of James Gorley Road and repairs to any existing roads affected by the development. All lots are within 500 feet of a hydrant, meeting safety regulations.
Concerns were raised regarding drainage issues, particularly water ponding in backyards from previous developments. The county engineer emphasized the importance of addressing these issues in the construction plans. A condition of approval mandates that one lot be designated as critical, requiring a revision to the final plat to include a designated drainage ditch.
The meeting concluded with assurances that the development complies with all regulations and that the necessary infrastructure will be in place to support the new residential lots. The approval process is set to move forward, contingent on meeting the outlined conditions.
