In a recent public hearing, the Polk County Board of Commissioners unanimously approved a plan amendment and zone change for a 0.3-acre parcel located along West Perrydale Road. The proposal, identified as planning files PA 240 one and ZC 240 one, aims to change the comprehensive plan designation from public to unincorporated community commercial, alongside a corresponding zoning designation change to unincorporated community commercial general.
Planning Manager Sydney Mulder presented the proposal, noting that the site, which previously housed a large structure that has since been removed, is currently vacant. The Polk County Planning Commission had previously held a hearing on June 25, 2024, where they recommended approval of the proposal, which was supported by additional written testimony from the applicant's representative submitted on August 7.
The Board of Commissioners' decision was based on staff recommendations, which included a condition requiring a non-remonstrance deed restriction to ensure compliance with vision clearance standards. During the hearing, Caroline Selick, representing the applicant, expressed agreement with the staff's findings and the planning commission's recommendation.
The board confirmed that the commercial zoning designation was the most suitable option for the property, given its site constraints that limit the establishment of an onsite sewage disposal system. The decision marks a significant step in the development of the area, aligning with the county's growth and zoning strategies.
