In a recent Henry County government meeting, officials discussed two significant rezoning requests aimed at enhancing local commercial and residential development.
The first request involved a property located at 1941 Highway 1941, where the applicant sought to rezone from C-1 Neighborhood Commercial to C-3 Highway Commercial. This change would allow for a commercial development that includes retail spaces, restaurants, flex office areas for trade businesses, and a gas station. The property, currently undeveloped and approximately 40 acres in size, is strategically positioned between two highways, making it suitable for high-traffic commercial activities.
During the meeting, it was noted that the property lacks sewer service and will rely on septic systems. The proposed site plan has been adjusted to place parking at the rear and sides of the buildings, adhering to the C-3 zoning standards. The development is expected to comply with highway corridor overlay requirements, which include pedestrian-friendly features and enhanced architectural standards. The zoning advisory board had previously recommended approval, and the staff echoed this support, with additional conditions to prohibit certain uses, including car washes and nail salons.
The second request pertained to a modification of the master development plan for a property at 186 Herald Drive within the Jotico Landing development. The applicant proposed changing the zoning from Office Institutional to RM Multifamily Residential to accommodate a new rental community of 44 townhome units. This area, designated for urban residential use, supports a density of 7.4 units per acre, aligning with the county's comprehensive plan.
The revised site plan aims to create a more open environment with green spaces and amenities, including a resort-style pool and dog park. The development is expected to feature modern architectural designs, with rental rates projected between $2,000 and $2,200 for three and four-bedroom units, respectively.
Both proposals received favorable feedback from staff and the zoning advisory board, highlighting the county's commitment to fostering growth while ensuring that developments meet community standards and needs. The board ultimately approved the rezoning requests, paving the way for these projects to move forward.
