In a recent government meeting, officials discussed proposed amendments to Planned Unit Development (PUD) regulations concerning a potential car dealership on a four-acre site adjacent to Elizabeth Holland Park. The conversation highlighted the complexities surrounding the use of an 80-foot wide area that was initially intended for a trail connection but may now be repurposed due to changes in property ownership and development plans.
The current zoning regulations specifically exclude car dealerships from this location, despite the area being zoned for commercial retail uses. Officials expressed concerns about the implications of allowing a car dealership next to a public park, with one member strongly opposing the idea, citing it as a \"terrible location.\"
The meeting also touched on a related development project by Greg Young, which involves a 14-acre commercial area and plans for a second dealership. The proposed dealership is expected to feature a 40,000 square foot building designed to be visually appealing from the park. City officials noted that the site has remained vacant for an extended period, complicating efforts to attract suitable development.
As discussions continue, city officials plan to present a draft development agreement and terms for a Tax Increment Financing (TIF) agreement at the next council meeting, aiming to facilitate the development process while addressing community concerns about land use and access.
