Residents of the Vistas of Palm Valley voiced significant concerns during a recent government meeting regarding the construction of a new four-story hotel adjacent to their community. Richard Cardenan, a resident since 2021, raised issues about the hotel’s compliance with city zoning ordinances, specifically citing discrepancies in height and setback regulations.
According to Cardenan, the hotel’s proposed height of 59 feet exceeds the 56-foot limit set for C2 zoning, and the current setback from nearby residential properties does not meet the required distance, potentially creating a fire hazard. He questioned the liability of the city should a fire occur, expressing concerns about the safety of existing homes and the potential for debris to impact adjacent properties.
Additionally, residents are worried about increased pedestrian traffic due to a planned walkway near the hotel, which they argue could disrupt the privacy and security of their gated community. Cardenan also requested the removal of hallway windows on the hotel’s west elevation to preserve the privacy of existing homeowners.
The planning commission acknowledged Cardenan's concerns and assured him that they would follow up with the appropriate information regarding the project’s compliance with zoning laws. The commission serves as a recommendation board to the city council, which will make the final decisions on the matter.
