A proposal to amend the future land use map and Land Development Code (LDC) Atlas map for a new RV park in Homosassa was presented at a recent government meeting. The project, which spans 44 acres on the west side of US 19, aims to transform the current designations of General Commercial (GNC), Mobile Home Park (MHP), Low Density Residential (LDR), and Commercial Limited (CL) into Recreational Vehicle Park (RVP) and General Commercial (G and C) for 142 RV sites and a commercial area.
The application seeks to eliminate an existing non-conforming mobile home park, addressing concerns raised by the Board of County Commissioners (BOCC) regarding crime and safety associated with the current mobile home park. The revised proposal now includes the removal of the mobile home park and retains the existing motel, which will also undergo a zoning change to GNC to align with surrounding areas.
Michael Wilburn from Local Engineering Inc. highlighted that this proposal differs from a previous one presented in May 2023, which did not incorporate the mobile home park or motel. The current plan aims to provide a cohesive development that integrates all components of the property under a Planned Unit Development (PUD) framework.
Additionally, the project has adapted to utility capacity issues, as the county's utility division indicated it could not support the original design connecting to the force main on US 19. Instead, the proposal will utilize an existing treatment facility that can accommodate the planned RV park, ensuring compliance with local regulations.
