The new owner, a young entrepreneur who purchased the site in June, aims to revitalize the property while addressing existing deficiencies. The proposed plan includes significant modifications to improve compliance with city regulations, including reducing the current lot coverage from 88.4% to 77.2%, which exceeds the allowed limit of 75%. This reduction is part of a broader effort to enhance the site's functionality and aesthetics.
Key elements of the proposal involve the introduction of a landscape buffer along the front of the property, which has been absent since its development. The plan also includes a one-way circulation system to improve traffic flow and safety, as well as the removal of excess pavement to create a cleaner environment.
The applicant is seeking four variances related to lot coverage, parking setbacks, parking layout, and landscaping. The parking layout aims to accommodate employees and customers while addressing concerns about vehicles being parked along the curb. The proposal includes designated parking spaces, although some spaces will be located within the required setbacks.
Concerns were raised during the meeting regarding safety and security, particularly in the back of the property, where lighting is currently inadequate. While the applicant indicated that no new lighting is planned, they expressed willingness to consider installing wall packs for security purposes.
The project is intended to maintain the site's original use as an auto repair shop, with the applicant assuring that parking will be managed effectively to accommodate customer and employee vehicles.
