The project, which aligns with the city's comprehensive plan, is part of the Phase 1 annexation area, designed to incorporate more land into Goose Creek while providing both commercial and residential options for residents.
The developer expressed gratitude towards the staff and counsel for their collaborative efforts throughout the planning process. A key focus of the meeting was the inclusion of affordable housing components within the development. Although not mandated, the developer emphasized the importance of these features for the community's well-being.
Three conditions were recommended by the planning commission regarding affordable housing. The first condition proposed capping rental prices at 30% of the Area Median Income (AMI), specifically set at 80%. The second condition aimed to limit sales prices to 30% of the 120% AMI threshold, ensuring that homes remain accessible to those within this income bracket. The developer clarified that the criteria for homebuyers would restrict purchases to individuals earning no more than 120% of the AMI, effectively addressing affordability concerns.
Additionally, a recommendation was made to increase the percentage of affordable units from 10% to 20% for both rental and for-sale homes. This adjustment reflects a commitment to enhancing housing accessibility in the community, aligning with the broader goals of the development project.
