Daycare center proposal sparks community debate over zoning rules

In a recent government meeting, discussions centered around a proposed daycare center in the Creekside Village commercial area, currently zoned as a mixed-use district (MU). The applicant sought to change the zoning regulations to allow daycare centers, which are presently prohibited in this district. Initially, city staff recommended approval for the daycare as a permitted use; however, the Planning Commission expressed concerns regarding potential traffic issues associated with daycare operations.

After extensive deliberation, the Planning Commission recommended that the daycare center be classified as a conditional use rather than a permitted use. This classification would require the property owner to submit a detailed application for approval, including a site plan and an analysis of any potential impacts, particularly regarding traffic.

During the meeting, Kenny Whitworth, a business owner and real estate agent representing the property owners, advocated for the daycare center, named Peach State Academy. He argued that the center would benefit the community and expressed surprise that daycare facilities were not initially included in the mixed-use zoning. Whitworth highlighted community support, noting that residents from the adjacent Creekside community had expressed their approval for the project.

Whitworth also addressed the Planning Commission's traffic concerns, stating that he had received verbal approval from the district engineer regarding the addition of an egress from the property to alleviate potential traffic issues. He emphasized that the daycare center would serve as a valuable resource for local families and contribute positively to the area.

The meeting concluded with a call for further public input, as community members were invited to voice their opinions on the proposed daycare center. The outcome of this discussion will determine the future of the project and its impact on the Creekside Village area.
