The district is set to close in 2031, although there may be opportunities for additional investments or project costs before that date.
In contrast, TID 10, established in 2018 as a mixed-use district, is projected to close in 2038. The district currently shows an incremental value of just under $3.5 million, with a deficit of about $32,447 anticipated by the end of 2023. A significant development within this district is the proposed Amazon facility, which has recently begun site work. Officials estimate a three-year construction timeline, with vertical construction expected to commence in 2025. The projected incremental value from this project is conservatively estimated at $245 million, contributing to an anticipated total of $61.4 million in future tax increment collections.
